What is Awaab’s Law?
Awaab’s Law, effective 27 October 2025, requires social landlords to fix damp, mould, and emergency hazards within strict timeframes.
- Emergency hazards: Investigate and make safe within 24 hours.
- Significant damp/mould hazards: Investigate within 10 working days and start remedial works within 5 working days.
- If hazards cannot be made safe promptly, landlords must provide alternative accommodation.
This law was introduced after the tragic death of Awaab Ishak, highlighting the urgent need for safe housing.
