Landlord and Tenant Act 1985 – Section 11
Section 11 of the Landlord and Tenant Act of 1985 is a Law in most tenancies in England and Wales. It states that the Landlord must carry out certain repairs to the property including the exterior and structure of property, windows, drains and pipes, also ensuring the correct working order of water supply, gas and electricity. These must be carried out in a reasonable time with minimal disruption to the tenants.
Home (Fitness for Human Habitation) Act 2018
The Fitness for Human Habitation Act is an amendment or the Landlord and Tenant Act 1985 stating that property must be in a reasonable living condition, which includes whether the property has been neglected, constant damp or other health threat, inefficient natural light, poor ventilation, or unreliable hot and cold water.
Defective Premises Act of 1972
The Defective Premises Act 1972 is a duty of care for landlords and builders to ensure construction and maintenance of a property is safe and fit for purpose. This includes landlord and construction companies being liable for the damage and even personal injury or damage to personal property caused by poor building works.
