When is a party wall survey needed?
You may need a party wall survey if you plan to carry out building work that affects a shared wall or boundary.
This could be:
Building along the boundary between two properties.
Working on an existing party wall or structure.
Excavating near a neighbour's property.
Common projects requiring a party wall survey include loft conversions, extensions, and new foundations.

What is the party wall process?
1. You must serve a party wall notice to your neighbours at least two months before starting the work. The notice should describe the planned work and how it might affect the party wall.
2. Your neighbours have 14 days to respond. They can consent, refuse, or request modifications.
3. If your neighbours consent, you can proceed with the works. If they refuse, or do not respond, a dispute resolution process begins, often involving a party wall surveyor.
4. If needed, surveyor(s) (one for each party, or a jointly appointed one) will prepare a party wall award, outlining the work and how it will be carried out.
5. Typically, the building owner pays for the surveyor and necessary work, unless the other party requests additional work that benefits their property.
